Brandon Encourages Finding a Mentor

Brandon Jenkins emphasizes the importance of having a mentor or model in your network who has already achieved what you aspire to achieve. Surrounding yourself with successful individuals in real estate investing can provide motivation, encouragement, and valuable guidance. However, if you don't already have such a figure in your existing network, Brandon suggests actively seeking out mentorship groups or attending real estate conferences where you can connect with experienced professionals in the industry.

The Value of Having a Guide in Outer Space: "I think that having someone to help, the people who are interested in investing, every step of the way or every few steps then it's extremely helpful, for them and for yourself as well."— Brandon Jenkins

Mentorship Can Help Avoid Costly Mistakes

One of the key benefits of having a mentor is the potential to save money and prevent costly mistakes. By having someone with experience guide you, you can avoid pitfalls and errors that newcomers to real estate investing may commonly encounter. Brandon himself has learned a great deal by assisting others on their investment journeys. He believes that mindset and mentorship play crucial roles in enabling individuals to achieve more than they may have initially thought possible.

Shift Your Mindset Through Mentorship

Brandon Jenkins shares that when he wanted to get into multifamily real estate investing, his first step was to seek out individuals who were already successful in that field. He looked for successful real estate investors by attending meetup groups and conferences in his area that were focused on multifamily real estate.

Brandon emphasizes that being around others who have already achieved what you want to achieve can shift your mindset. Seeing others succeed made him believe he could also attain that same level of success in multifamily real estate. Exposure to successful people gave him the confidence to pursue larger multifamily deals.

The Value of Mentorship: "And for some people, if you don't have the right mindset, but, you know, to say less about finances and capacity, but if you don't have the right mindset, one of those mistakes can take you out of the game."— Brandon Jenkins

Brandon highlights that many new real estate investors start with single-family properties because it seems like an easier route. However, these individuals often do not seek out mentorship and education. Brandon suggests that if you want to achieve your financial goals quickly using real estate, you should seek mentorship and explore multifamily options instead of single family.

He explains that multifamily properties allow you to scale your portfolio conservatively while still going bigger and faster in real estate. With the right mentorship and mindset, Brandon believes multifamily real estate can help investors achieve their goals much more efficiently compared to single family.

Navigating Real Estate Investing With Mentorship

Brandon likens navigating the world of real estate investing without guidance to being blindfolded and trying to find an asset by walking straight for 100 feet and turning left or right every 100 feet. The challenges of doing so are immense, whether in outer space or in the multifamily real estate industry. Brandon stresses the need for investors to have guidance and help every step or every few steps along the way.

The Power of Mentorship: "You can go after something that gets you a little bit uncomfortable, but as long as you have the right guidance, mentorship, and mindset to do it, you can get there."— Brandon Jenkins

The Price of Real Estate Investing

According to Brandon, you will pay the price for real estate investing one way or another, either upfront or later down the road. Without proper mindset and mentorship, mistakes in real estate can be significant and potentially take you out of the game entirely. Brandon believes having conversations with experienced individuals can provide valuable insights, save time and money, and ultimately set you up for success in real estate investing.

Factor in Working Capital Reserves

Brandon shares from personal experience how maintenance issues like the failure of a compressor can significantly impact cash flow in real estate investing. In one instance, a $36,000 compressor failure wiped out a full year of cash flow from a property. Many real estate financial models fail to properly account for major maintenance and repairs. They also often neglect to factor in working capital reserves to handle such unplanned costs.

Proper budgeting for maintenance, repairs, and working capital is especially important in single family investing. Vacancy or major issues in just one unit can have an outsized impact on cash flow. In contrast, maintenance costs are spread across multiple units in multifamily properties.

Benefits of Starting with Multifamily Real Estate

According to Brandon, starting with multifamily real estate instead of single-family can allow investors to build a larger portfolio more quickly. It also facilitates developing a stronger understanding of the industry.

In multifamily properties, operating expenses are shared across many units. Forming a team to handle different real estate tasks allows for specialization and dividing up workloads. Syndication deals in multifamily are appealing because they let investors focus on their individual strengths while benefitting from the team's collective expertise.

Multifamily vs Single Family: "I believe that multifamily unless someone just loves single family, okay, fine. But I believe that multifamily is a much more efficient vehicle to achieve the goals that many of us have."— Brandon Jenkins
