Be Creative To Win Deals
I recently interviewed Tim Bratz on the podcast. He told me a story about how he and his team were creative to win a deal in today’s competitive market. He was looking at a $70MM+ deal in Texas. When looking at the deal they noticed the property was heavily weighted towards 3 bedrooms and the price differential between 3BRs and 1BRs was not significant. His team determined they could cut about half the 3BRs into two 1BRs and increase rent dramatically. This different lens or different way of looking at the deal allowed them to not only win the deal but set them up for huge success as they were able to force major appreciation of value to the property by implementing their business plan.
